The developer has received approval to construct four separate grade-A units, with sizes ranging from 68,000 to 121,000 square feet, employing mass timber structures—a pioneering approach in the Irish market. This initiative sets a precedent in sustainability, targeting enhancements in biodiversity and water conservation, sustainable transport, occupant wellbeing, low-carbon construction methods, and circular resource use. Each of the units is poised to secure LEED Gold Certification, with units three to five slated for completion in Q2 2024, and unit six projected for Q3 2024.
The utilization of mass timber is expected to cut the initial embodied carbon emissions of the structural frame by an estimated 75%, which, for the entire site, is akin to the carbon footprint of 5,250 one-way flights from London to New York. Moreover, the design incorporates deconstructive capabilities to facilitate material recovery and reuse post the buildings’ operational lifecycle.
The second phase of Vantage Business Park will harmonize with the local ecosystem, featuring extensive on-site vegetation, and advanced rainwater capture systems to enhance biodiversity and mitigate flooding risks. Additionally, strategic planting along the road boundary will serve dual purposes—buffering noise and pollution and providing a green screen from vehicular traffic.
