New East Midlands Warehouse Project to Create Jobs, Says Logicor

Logicor, a prominent owner, manager, and developer of European logistics real estate, has announced plans to forward fund a 500,000 square foot distribution warehouse at an advanced manufacturing and logistics park in Derby, East Midlands.

Scheduled to commence construction in early 2024, the development aims to achieve EPC ‘A’ and BREEAM ‘Excellent’ certification, incorporating sustainability features such as solar panels, LED lighting, and air source heat pumps.

Charlie Howard, UK Managing Director at Logicor, commented, “Infinity Park Derby aligns seamlessly with our strategy of expanding our presence in areas where demand for high-quality real estate consistently surpasses supply. We anticipate introducing a highly sustainable, well-designed asset to the market, strategically located in the UK.”

According to Logicor, the project has the potential to generate over 1,300 jobs throughout its construction and operational phases.

Situated within Infinity Park Derby, acclaimed as ‘the East Midlands’ premier advanced manufacturing and logistics location,’ the park emerged from a collaborative effort involving Derby City Council, the Harpur Crewe Estate, Rolls-Royce, and Infinity Park Derby LLP—comprising Wilson Bowden Developments and Peveril Securities.

Designated as an Enterprise Zone in 2016, Infinity Park Derby benefits from tax incentives and government support aimed at stimulating local economic growth, infrastructure development, and job creation.

Currently, the park hosts notable occupants such as Oregon, specializing in timber frames for construction, and the Nuclear Advanced Manufacturing Research Centre (Nuclear AMRC). Additionally, it accommodates the Derby Nuclear Skills Academy and Derby City Council’s iHub, fostering innovation and providing workspace for advanced manufacturing enterprises and startups in the transport, engineering, and equipment sectors.

Projections suggest that Infinity Park Derby could eventually generate up to 8,000 employment opportunities.

Located within the renowned ‘Golden Triangle,’ Derby relies significantly on its manufacturing and logistics sectors for employment. Office for National Statistics (ONS) data from 2022 reveals that the transportation and storage industry employs 6,000 Derby residents, constituting 4.4% of the city’s workforce. Manufacturing, on the other hand, supports 22,000 jobs in Derby, comprising 16.2% of total employment, with major employers like Rolls-Royce and Toyota operating large manufacturing facilities in Derbyshire.

Nationally, the UK manufacturing sector employs 2.6 million individuals and ranks eighth globally in terms of output value, as highlighted in Make UK’s report titled “UK Manufacturing, The Facts: 2023.”

According to Irwin Mitchell’s “UK City Tracker Report” in collaboration with the Centre for Economic and Business Research (Cebr), Derby is projected to experience a 0.9% year-on-year increase in employment levels by Q4 2023.

With ongoing investments in areas such as St. Modwen Logistics’ St. Modwen Park Derby and Clowes Developments’ Stud Brook Business Park and Dove Valley Park, manufacturing and logistics are poised to remain pivotal components of Derby’s economy in the foreseeable future.
