Vantage Business Park in Dublin Advances in Sustainable Logistics Development

Newpark Real Estate is progressing with its phase two development at Vantage Business Park in Dublin, offering a significant opportunity for logistics occupiers aiming to achieve their Environmental, Social, and Governance (ESG) objectives. The development, following the receipt of planning permission, will introduce four detached grade-A units varying in size from 68,000 to 121,000 square feet. This project is noteworthy in the Irish market for its adoption of mass timber structures, a sustainable construction method.

The developer, Newpark Real Estate, is incorporating a series of sustainability-focused measures into the project. These include targets for biodiversity and water conservation, sustainable transport options, wellbeing enhancements, low-carbon construction methods, and efficient use of resources. Each unit in the development is set to attain LEED Gold Certification. Units three to five are scheduled for completion in the second quarter of 2024, with unit six expected to be finished in the third quarter of the same year.

A key aspect of this development is the use of mass timber in the building structure, which is projected to reduce the upfront embodied carbon emissions of the structural frame by approximately 75 percent. When evaluated across all four buildings, this reduction is comparable to the carbon footprint of 5,250 one-way flights from London to New York. Additionally, the timber structure is designed for deconstruction, allowing the recovery and reuse of materials at the end of the buildings’ lifespan.

The development will also integrate environmental considerations into its design, including extensive on-site planting and substantial rainwater retention features to enhance biodiversity and mitigate flood risks. The planting along road boundaries is intended to reduce noise and pollution and provide a visual barrier from traffic.

The office spaces within the park will benefit from natural ventilation and orientation towards planted areas. The use of polycarbonate cladding in the warehouses aims to improve natural light penetration, thus reducing operational carbon consumption. Moreover, the incorporation of walking and cycling tracks in the landscaping design underscores the commitment to promoting staff wellbeing.

Laurence Flood, Director of Newpark Real Estate, commented on the project’s vision, emphasizing the innovative use of mass timber and daylighting made possible through collaborative efforts with design, investment, and local authority partners. Brendan Smyth, Director at Cushman & Wakefield, highlighted the project’s alignment with environmental objectives and its potential appeal to businesses prioritizing ESG goals, especially in the context of the 2030 climate change reduction targets.
