Logicor to Fund New Distribution Warehouse in Derby, Expected to Boost Job Creation

Logicor, a leading European logistics real estate firm, has announced its decision to forward fund a new 500,000 square foot distribution warehouse at the advanced manufacturing and logistics park in Derby, East Midlands. The project, set to commence construction in early 2024, aims for EPC ‘A’ and BREEAM ‘Excellent’ certifications, incorporating sustainability features like solar panels, LED lighting, and air source heat pumps.

Charlie Howard, Logicor’s UK Managing Director, emphasized that Infinity Park Derby aligns with the company’s growth strategy in regions with high demand for quality real estate. He expressed enthusiasm about delivering a highly sustainable and strategically located asset to the UK market.

The development is projected to generate over 1,300 jobs during its construction phase and upon completion. Situated in Infinity Park Derby, known as the East Midlands’ leading site for advanced manufacturing and logistics, the park represents a collaborative effort involving Derby City Council, the Harpur Crewe Estate, Rolls-Royce, and Infinity Park Derby LLP, which includes Wilson Bowden Developments and Peveril Securities.

Since its designation as an Enterprise Zone in 2016, Infinity Park Derby has benefited from tax incentives and government support aimed at stimulating local economic growth through business attraction, infrastructure improvement, and job creation.

Infinity Park Derby is currently home to several key occupants, including Oregon, specializing in timber frames for construction, and the Nuclear Advanced Manufacturing Research Centre (Nuclear AMRC). The site also hosts the Derby Nuclear Skills Academy and the iHub, Derby City Council’s innovation center, supporting advanced manufacturing companies and startups in the transport, engineering, and equipment sector.

The park is poised to potentially create up to 8,000 jobs, contributing significantly to Derby’s economy, particularly within the ‘Golden Triangle’ where manufacturing and logistics are vital sectors. According to the Office for National Statistics (ONS), the transportation and storage industry employs 6,000 Derby residents, while the manufacturing sector accounts for 22,000 jobs in the city.

With manufacturing being a key driver of employment nationwide, recent investments in Derby, including developments by St. Modwen Logistics and Clowes Developments, underscore the continuing importance of manufacturing and logistics to the city’s economic future. The “UK City Tracker Report” by Irwin Mitchell, in partnership with the Centre for Economic and Business Research (Cebr), forecasts a 0.9% increase in employment levels for Derby by Q4 2023, highlighting the city’s economic resilience and growth potential.
